The Crest will offer 41 sectional title offices ranging from 75m2 to 86m2 per office unit (Phase 1 consists of 18 units). The floor plan is quite simple: a 40m2 ground floor, and 46m2 first floor constitutes one self-contained unit. The ground floor has a garden terrace and the first floor has a balcony. Gents toilets are downstairs and the ladies toilets are upstairs. A kitchenette is included, under the internal staircase. Each unit will have 3 dedicated parking bays and a share of visitors parking. The complex will be secured around the perimeter and will have a boomed security entrance & exit.

The Crest has just been released to the public and 5 units have already been sold or reserved of 18. These have been sold to local architects and accountants (owner occupiers) and investors. A 60 / 40 split between owner occupiers and buy-to-let investors is expected. Based on the limited small office space in Ballito, a conservative estimate of the rental amounts to R 58 / m2, which equates to a yield of about 10% on your investment!

The development of The Crest is expected to be completed by the end of 2006.
