  • Free capital growth on the full purchase price is offered for a period of 32 months
  • A rental guarantee for 12 months is offered after the date of registration. In addition the investor is able to rent out their own apartment which will generate further rental income
  • A risk free period of nearly three years is offered to investors
  • A deposit of only 10% is required
  • Current market related purchase prices are offered. These prices are however only payable in 20 months time

The details of the development and the main benefits offered to our investors are:
  1. An excellent location in the heart of Claremont. It is next to Table Mountain and five minutes walk from the Newlands Rugby and Cricket fields. The University of Cape Town is a 5 minutes drive away and the centre of Cape Town only 15 minutes. The best schools in Cape Town are situated in the surrounding area
  2. Excellent capital growth rates over the next five years will be achieved on property close to the sporting facilities in Newlands. Due to the Soccer World Cup in a few years time, the whole area around the sporting facilities will be upgraded. Research done world wide has proved that property prices had increased tremendously in the period leading up to such a major event. We have already noticed an increase in the building activities in the area and of upgrading plans being considered
  3. Two and three bedroom apartments (84 to 89 sq meters) are offered. All the apartments have a balcony. Certain apartments have two balconies. Many of our investors have purchased apartments in partnership with some one due to the fact that the returns on the investment are so good
  5. A deposit of only 10% is required. The general public pays 10%
  6. Transfer/registration date will only take place in 20 months time
  7. A guaranteed rental income of R 8,000 per month will be paid to IPS investors for one year after the date of transfer/registration. In addition the investor will be allowed to rent out their apartment for at least at R 5,500 per month. A total rental income of R 13,500 per month will therefore be received for one year after date of transfer. This offer is also not available to the general public
  8. No transfer duty or conveyance costs are payable. The investor is only responsible for their bond registration costs
  9. Conservative potential returns to be achieved on the Claremont development are set out in the attached document. A conservative capital growth rate of 12% will achieve a profit of R 540,000 on a purchase price of R 1,468,000. You decide where you are comfortable, but anyway you work it there is money to be made!!
