David Miller, owner of the local Homenet estate agency, says the Waterstone Village shopping complex, completed in August at a cost of R70-million, is an indication of the rapid growth of the residential market and related commercial demand in the town.

"Increased pressure on available stock has seen residential prices escalating and especially land prices going crazy. In some upmarket areas such as in the Bel Air security estate, the cheapest stand now costs R1-million, while prices for 800sqm stands average R1,5-million. Houses in this Tuscan development sell from R3-million upward," he says.

He also says international buyers still find Somerset West attractive. "Around 40 percent of our buyers are from overseas, notably Germany and Ireland. We expect that commercial developments such as Waterstone Village, which will bring the convenience of upmarket shopping to residents' doorsteps, will not only stimulate further local demand, but will also benefit the market for international buyers."
