Muizenberg Beckons

THE Muizenberg.info website states that Muizenberg is recovering from a time when crime and disinvestment nearly crippled the community; however, thanks to the hard work of dedicated individuals, it has risen again as a beautiful and peaceful place to live, visit and invest in.
The Muizenberg area has come a long way and now offers not only a sought-after lifestyle for residents, but also a healthy return on investment for property owners.
Knowledge Factory’s SAPTG indicates that full-title homes in Muizenberg have recorded a one-year growth of 25,9%, a three-year trend of 34,17% and a five-year trend of 21,1%. On the other hand, sectional-title homes have also recorded excellent growth, which SAPTG records as 47,33% for the one-year growth trend, 32.58% for the three-year trend and 23.84% for the five-year trend.
MSP Developments has launched its fifth project in the area. The other four residential developments offer homes across a wide price spectrum from R559000 to R4,2m. Jaco Maritz, the company’s marketing manager, says the good news is that although at this price level sales were never expected to be fast, they have been steady, and that as much interest has been shown in the higher-priced properties as in those at the lower, more affordable levels.
Sited on Prince George Drive, close to Sunrise Circle and Muizenberg beach, the new development rejoices in the name of Aurora Sands. “The appeal of this section of the False Bay coastal belt remains as strong as ever — and there are many good reasons for this,” Maritz says. Since Aurora Sands was launched, MSP and their network have sold 26 homes — 75% of the total. Maritz says that it is particularly interesting that there has been strong demand for units in the lower ranges of the upper brackets which traditionally take longer to sell.
Aurora Sands will feature 37 plot and plan homes on a 1,1ha site, with prices ranging from R865000 to R939000. The floor areas of the homes vary in size from 86,9m² to 101m², which the developers believe offers excellent value for money. “Aurora Sands will be particularly well suited to families as we are selling single-title homes, not sectional title apartments, in a well secured single-entrance estate,” says Maritz.
Buyers are more or less guaranteed a 15% increase in value within a year of taking transfer, scheduled to take place in May next year. “This, combined with very low deposits of only R10000 will attract not only our usual investors, but also the younger families now entering the market,” says Maritz.
Designed by Zirkay Architects, the homes in Aurora Sands will have a modern appeal and up-market finishes. The homes have designer kitchens with built-in ovens, extractor fans and granite tops — generally not a standard feature at this price level. Buyers are offered a range of tiles and carpeting, garages will be a standard feature and there is also a range of optional items. From the extensive windows and gardens residents will see the Muizenberg mountains to the west.
Another drawcard for Aurora Sands is the development’s proximity to the beach, which will open the buyer profile to include not only permanent residents, but also to buyers wanting essentially a holiday home.
CEO of MSP Developments Riaan Roos said at the end of last year that this year would confirm MSP Developments’ claim to being quite possibly the fastest growing and most innovative residential developers catering for the low and middle income brackets in Western Cape. “We are now one of the leaders at Muizenberg and among the top four residential developers in the province,” he says.
“With 1000 new units coming onto the market next year, this year should see us move up still higher in the overall rankings," says Roos.
